It is natural for anybody to seek assistance when buying property anywhere. Many of us just do not have the knowledge of the market or the contacts to strike deals quickly and we rely on middlemen or brokers to do it for us. When it comes to buying advertised French properties, it is all the more possible that you would want to take help of a property consultant.

Now there will be many who would come forward and offer help for some fee in return. But you should be able to identify the right individual who can really add value and who can help you find the right property at the appropriate price. Remember that in France, the concept of a property consultant as such does not exist. As per the law, they are not supposed to do broking deals where they get a cut out of the property they actually sell. In other words, they are not supposed to make any direct sales but can just enable you to identify a property and come along with you to get you introduced to the actual seller.

They can also accompany you to the notaire, help with the documentation and any other chores related to after purchase of the property. If you find such property consultants, you will notice that they are always French speaking and that is one advantage they have in dealing with the local populace as well as regulatory authorities. To that extent, they can be of good use to you. They are however constrained to some extent when it comes to speaking fluent English.

On the other hand, the real estate agent you find in France is very often a person who is a licensed one and who has qualified to become an agent. He or she is somebody truly professional and knows the market well enough to help you strike the right deal. He is usually an expat and speaks good English. That is of great utility as you are able to converse freely with him, put your points across and express what you are looking for in a much better manner. Moreover, when there is a discussion between the potential seller and you, somebody knowing both English and French is always preferable.

There have been many who have had to bear the brunt of putting up with an unqualified and unprofessional real estate consultant and have paid a heavy price for it. If you are lucky to be recommended someone who is not only a licensed real estate agent but can speak both languages fluently, you should take full advantage of that and work out the role in terms of putting down your expectations from him when looking for a good deal on advertised French properties. This will ensure that the agreement is clear to both and you do not get an unpleasant surprise at the end of the transaction where the agent ends up billing you exorbitantly.
